Maintenance Manager

The Maintenance Manager is involved with the maintenance and technical  operation of the site.

Main Tasks of the  Maintenance Manager’s Role:

  • Sourcing contractors in conjunction with Management
  • Liaising with and Supervising contractors on site including inducting on to site, assisting when necessary and providing technical assistance
  • Providing input into the general maintenance requirement of the development
  • Preparing for new emergency lighting procedures
  • Carrying out regular inspections of site facilities
  • Monitoring the performance of the M&E ( Mechanical and Electrical) equipment onsite and reporting any faults
  • Carrying out routine property maintenance and repairs where appropriate ordering supplies as necessary
  • Maintaining minor items – door closers, painting, repairs to handles, removing stains from walls, doors; minor carpentry repairs, skirting boards, stair nose copings – re-fitting, etc.
  • Fixing minor electrical faults (changing bulbs, re-adjusting timers, etc)
  • Reporting faults and defects to the Development and Property managers
  • Assisting the Development Manager and Property Manager in the resolution of non-routine maintenance issues
  • Liaising with the Property Manager, the Development Manager and the Concierge Team on day to day issues on site
  • Working alongside landscape contractors as agreed (weeding, watering plants)
  • Jet-washing courtyard tiles and algae from the bridge when required
  • Gritting when required
  • Assisting residents to source appropriate contactors for works in apartments when required
  • Helping out the concierge desk when busy (requires familiarity with concierge procedures)
  • Liaising with local Police
  • Covering Development Manager responsibilities when required ( e.g. absence)
